IHOP and Applebee’s Expand Presence with New San Antonio Location

The popular dining duo of IHOP and Applebee’s is set to expand its presence in San Antonio with a new dual-branded restaurant. Scheduled to open in the Spring of 2026, the establishment will occupy a space at 3820 Broadway in the Oak Park area. Construction is expected to begin in December 2023 and conclude by the end of April 2026, according to a recently filed permit.

The new restaurant will cover approximately 5,003 square feet and is projected to cost around $350,000 to build. Dine Brands, the parent company of both IHOP and Applebee’s, confirmed the development. Jim Darby, a representative from Dine Brands, indicated that while a location is confirmed, specific details regarding the opening date remain undisclosed.

This latest venue will add to the growing number of IHOP and Applebee’s locations in the San Antonio area. Franchisee Danny Hakim, who operates several outlets in the region, is identified as the tenant for this new dual-concept restaurant. Although attempts to reach Hakim for further comments were unsuccessful prior to publication, there is considerable anticipation for the new establishment.

Strategic Expansion and Menu Offerings

Dine Brands initiated this dual-brand concept earlier this year with the opening of its first American dual-branded Applebee’s and IHOP restaurant in Seguin. This strategy aims to enhance sales and reduce operational costs, a move that reflects broader trends in the hospitality industry.

The Oak Park location is expected to feature a diverse menu that combines the signature offerings of both restaurants. According to the Dine Brands website, patrons can look forward to a variety of popular dishes that reflect the best of both dining experiences.
