Kingston Businesses Divided Over Pike Plan Demolition Announcement
Kingston, NY is experiencing a divide among local businesses following Mayor Steve Noble’s announcement regarding the immediate demolition of the Pike Plan. The decision, made public on January 8, 2026, has sparked a range of reactions from business owners along Wall and North Front streets, reflecting differing perspectives on the impact of the canopies’ removal.
Several business owners view the demolition as a positive step towards revitalizing the area. Leah Watkins, owner of Folk Refillery located at 56 N. Front St., expressed her cautious optimism about the plans. She believes that removing the canopies will enhance the aesthetic appeal of Uptown Kingston, stating, “I think it can be a nice refresh of Uptown.” Watkins, who has operated her sustainable products shop for about 1.5 years, noted that the canopies, while practical for protecting customers from the elements, detract from the area’s charm.
According to Watkins, city officials informed her that demolition would begin near her storefront on January 12, with work progressing at a pace of 20 to 30 feet per day. She anticipates that her business will only be affected for two to three days, during which she plans to remain open. The city expects the project to conclude by March 13, 2026, which Watkins appreciates as it coincides with the typically slow winter season for local commerce.
Another supporter, Ashley Molesso, co-owner of the Everywhere Shop at 311 Wall St., shared her enthusiasm for the removal of the canopies. She believes unveiling the buildings’ unique characteristics will improve visibility and allow more natural light onto the sidewalks. “I was never a fan of the hanging signs,” she remarked, suggesting that the changes could lead to better signage options for her business.
Contrasting these positive sentiments, Matt Vazzani, store manager at Exit Nineteen on Wall Street, voiced his concerns about the demolition. He and his employer prefer the canopies remain in place, emphasizing their role in adding charm to the area. Vazzani questioned how customers would navigate shopping during inclement weather without the protection that the canopies provide. He also expressed surprise at the deterioration of the Pike Plan structures, noting they were renovated only 12 to 13 years ago.
The forthcoming demolition project, which is budgeted at $1.2 million, is moving forward despite facing six lawsuits from Neil Bender’s William Gottlieb Real Estate, which challenges the project’s validity. On the day following the announcement, there were no visible signs of preparatory work on Wall or North Front streets, raising questions about the timing and execution of the demolition plans.
The Pike Plan, originally constructed in 1973, was designed to help Uptown Kingston’s businesses compete with the rise of suburban shopping malls. Its removal marks the end of an era and has prompted discussions about the future of the area. A Facebook post from the Friends of Historic Kingston noted the significance of the Pike Plan in the context of local history and its intended purpose to enhance community commerce.
As construction approaches, the community remains divided, with supporters and opponents of the Pike Plan’s demolition both voicing their hopes and concerns about what lies ahead for Uptown Kingston. The outcome of this project could significantly impact the local business landscape, shaping the future of this historic area.
