Cash-Strapped Residents Face $490 HOA Fees Starting January 1

UPDATE: Residents of the Bavington complex in Las Vegas, Nevada are facing a shocking new reality as monthly HOA fees surge to $490 starting January 1. Homeowners have been informed of an impending increase that could make their living situation financially untenable.

In early November, a letter from the HOA broke the news: fees will rise by $22.50, bringing the monthly assessment to $240. In addition, residents will face a $250 special-reserve assessment. If the budget is ratified at the board meeting scheduled for December 3, the total monthly fee will jump to an alarming $490.

“This increase is just too much for us,” said resident Denise Holden, who has lived in the community for nine years. With a total of 272 condo owners affected, many are struggling to make ends meet. “I absolutely know that they can’t afford this increase,” Holden added, expressing deep concern for her neighbors.

Carole Cotero, a 70-year-old resident on a fixed income, echoed Holden’s sentiments. “I’m lucky if I’m able to buy groceries once a week,” she shared. Like many in the community, Cotero works in a local market, relying on discounts to get by.

To combat the rising costs, residents have initiated a petition aimed at gathering enough signatures to oppose the budget. “They’re going to see how many people did sign to prove that we are against the increase,” Cotero stated. Over 50 percent of condo owners must voice their opposition either in person or through the petition for the budget to be rejected.

The HOA argues that the increase is necessary for current and future community repairs, having provided a detailed budget and reserve funds analysis. However, under Nevada law, the HOA can only enact fees if proper notice is given to residents.

The community is in urgent need of support as they face a financial burden that could leave many struggling to maintain their homes. “I pray to God we stop this,” Cotero concluded, emphasizing the emotional toll this situation has taken on residents.

As the December 3 meeting approaches, residents are mobilizing to ensure their voices are heard. The outcome could drastically change the financial landscape for the Bavington complex, making it critical for residents to act swiftly.
